Real Estate & Development Manager, Western Canada

Reporting to the Senior Director, Real Estate and Development, Western Canada, this position is responsible for researching and evaluating potential land development sites, and negotiating leases or purchase agreements.
Please note that this position can be based in Calgary, AB or Langley, BC.
Qualifications:
* 5 years Commercial Real Estate experience as a Broker or Development Agent
* Experience in market/area surveys, site identification and analysis and an understanding of development/redevelopment potential
* Degree. Diploma or Professional Accreditation in related field
* Real estate experience in retail food industry would be an asset
* Good communication and organization skills essential
* Available for frequent travel
Key Responsibilities:
* Identifies and acquires (by purchase or lease agreements) potential development sites for the company
* Conducts site inspections and ensures compliance with government and municipal regulations and by laws relating to land acquisition, development and services
* Selects sites which meet the company criteria and business plan objectives, and presents recommendations to senior management for approval.
* Determines competitive lease and purchase costs for sites and compiles business projections to evaluate economic feasibility of projects
* Negotiates and finalizes purchase and lease transactions and lease renewals
* Works with other members of company development team (i.e. Legal, Planning, Design, Construction, Operations) to approve and complete transactions.
* Responds to telephone inquiries and complaints, resolves problems and provides information relating to real estate activities
* Assists Property Management in resolving issues with landlords
